Saudi Real Estate Finance Calculator 2026: Capacity and Housing Support

Knowing your real maximum mortgage capacity before you start property-hunting saves time and disappointment. This calculator applies the official debt-burden ratio and loan-to-value (LTV) ceilings published directly in the SAMA Rulebook, and can check a specific property against your capacity.

Debt burden ratio, the official rule

The monthly deduction rate is the maximum share of your income that can go toward combined financing obligations:

Important note: banking-press reporting this season pointed to some banks moving to lower the 65% ceiling to 55% specifically for salaries under SAR 15,000, as an internal precaution. We could not find an official SAMA circular mandating this reduction at the time of writing - the calculator above uses the officially published 65% ceiling, but verify the actual ratio your bank applies before planning around its maximum.

Loan-to-value ratio (LTV)

This sets the maximum share of the property price the bank can finance - the rest is your down payment:

Specialized (non-bank) real-estate finance companies have an intermediate 85% ceiling - if offered this option, verify directly with the company.

How the calculator works

  1. Computes your maximum monthly payment allowed under the applicable DBR ceiling, after subtracting your current obligations.
  2. Converts that payment into a maximum loan amount via the standard amortization formula, using a term and profit rate you enter.
  3. Divides the loan amount by the LTV ratio to show the maximum property value you can afford.
  4. If you enter a specific property price, compares it directly against your capacity and shows the actual required installment and down payment.

All computation happens in your browser - no server, no data shared.

Housing support — Sakani and the Real Estate Development Fund

If you select "supported financing" in the calculator, you're theoretically eligible for additional programs not explicitly computed here:

  • A non-refundable grant: added to your down payment or reducing your loan amount, depending on your program and product.
  • Monthly cash support: an additional amount deposited monthly based on your income bracket, effectively raising your ability to carry the installment.

Why doesn't this tool compute an exact figure? Because we could not find the precise bracket table (which income earns exactly which amount) published as a clear, verifiable table directly on redf.gov.sa or sakani.sa at the time of writing - only estimates from unofficial third-party calculator sites. Common mistakes when estimating financing capacity

  • Ignoring existing obligations: a credit card or car loan genuinely reduces your available installment - enter it in full.
  • Assuming a lower-than-real profit rate: the marketed rate sometimes excludes fees or insurance - request an actual payment schedule from the bank.
  • Ignoring the Sakani-vs-regular DBR difference: if you're eligible for Sakani and haven't registered, you're missing a higher DBR ceiling and possible extra support.
  • Treating this tool's estimate as final approval: it's an informational planning calculator - the actual decision depends on the bank's full credit assessment.
